Rehab Process
One of the most important decisions when purchasing an investment property is the condition of the property. Since most of our customers are non-local investors who are purchasing a long-term investment, we understand how crucial it is that they purchase a fully renovated property. As such, we take our renovations very seriously. Not only are our properties renovated to current municipal and state codes and are all section 8 ready, we go above and beyond to make our properties stand out as the best in the neighborhood!. Roof
If roof has a life expectancy of 10 years or less, we replace it.


Siding/Facia/Soffit
Vinyl, brick, aluminum - siding is securely installed and replaced, repaired and/or painted.


Exterior
Trim brush, fix porches, repair sidewalks, driveways, garage doors.


Windows
Vinyl windows with alum trim and mini blinds.


Electrical
Hard wired smoke detectors, new plugs/switches, GFI’s, current breaker box and meter, updated light fixtures.


Plumbing
Copper or PEX water lines, updated water heater, new fixtures, drains working properly, toilet.


Mechanical
Updated forced air furnace, ducting and thermostat and registers.


Flooring
New carpet, finished hard wood floors and ceramic tile/linoleum.


Paint
Fresh 2 tone paint (ceiling, doors, trim - white, walls - off white)


Kitchen
Cabinets and counters are in good working condition and/or repaired/replaced.


Bath
Vanity, mirror, tub, tub surround, shower, towel bar and toilet paper holder, shower curtain and rod


Laundry Hook-up
Laundry tub, and washer/dryer hook-up.


Basements
Cleaned of all debris and the walls/floor painted, Glass block windows installed.


Doors
Repair/replace all doors and closets. All doors open/close properly, new knobs.


Miscellaneous
Door stoppers, mini blinds, closet rods, storm doors, new locks/deadbolts, gutters, etc.
