We’re excited to announce that Equity Services, LLC has 3 properties under contract from an Australian investor.

We anticipate more foreign investors will invest in the U.S. for a number of reasons. So why are they buying here? Here are a few reasons:

Get In While It’s Down:

Like us, they see the current down market in Michigan (and other parts of the U.S.) as a great opportunity to “get in while the prices are low.” Like most savvy investors, they are not speculative investing but rather investing for long-term appreciation while realizing positive cash flow. We often show our investors that a fully renovated property purchased from equity Services, LLC for $45,000 was worth twice as much only a few years ago. We then make the simple but matter-of-fact statement, “if it was once worth $90,000, you better believe it will be worth $90,000 again!” Are you willing to have positive cash flow until that day comes back?

Strong Currency:

Another reason why out-of-country investors are attracted to the U.S. is due to our weak dollar. For example, the current currency rate in the UK compared to the U.S. is nearly 2 to 1. That means a Brit can buy twice as much here with a British Pound. Many of our US buyers are utilizing their IRA money to purchase properties for similar reasons…to maximize their investments.

Turn-Key System:

Like our other out-of-state investors, foreign investors are attracted to our turn-key system, which allows them to acquire and manage rental properties without physically being present. With our Australian buyer, we provided her with 3 fully renovated properties, aligned her with the property manager (who already has all 3 rented), our insurance and title agent, as well as everything else she will need to manage her investment from the other side of the world.

Although a foreign investor may have motives different than those of a local investor, the lessons can be applied.
